Ed Frezza has been actively looking for rental properties to purchase over the last 6 months.  His portfolio consists of 6 properties which has made Ed more particular on what he wants in his next property.  Therefore, he has found it difficult to find properties that meet his specific criteria.  Every property that has come up for sale on MLS that showed some potential did not work for him.  Ed became frustrated and discouraged that maybe his criteria was unrealistic and that maybe he would never find a property that specific.

Subsequent to a few conversations with other investors, Ed realized that waiting for the right opportunity to arrive was not an effective approach.  He quickly recognized that he had to create the right opportunity by submitting offers that worked for him regardless whether it seemed unrealistic.  Ed immediately began submitting offers again and had his 3rd offer accepted!

"I quickly understood that if I was to wait until the right opportunity came along and then submitted an offer, I would probably be waiting a very long time.  To be honest, I got tired of waiting, so I decided that I had to take control and create these opportunities that worked for me.  I submitted an offer on a 4-plex in Brantford last week and it got accepted!  The terms of the contract were completely in my favour, where the property will provide me with $400 of positive cashflow with only 10% down payment.  Most people would probably think that I got lucky, but I personally think that it is all about taking action and submitting offers that work for you and finding that motivated vendor."
